Choosing Your Home Inspector
If you choose a home inspector that states his house inspection is "not technically exhaustive" or only reports "on those systems that are significantly deficient or are near the end of their service lives" then that will be the kind of inspection report you will receive.
If you sign a house inspection contract with a waiver of liability, then your $400 will get you $400 worth of protection.
Home buyers can obtain thorough and reliable home inspections, within the limitations of the visible building conditions, but first they must find the inspector.
- Ask someone you trust who had a home inspection completed at least 2 years ago.
- Call your lawyer or real estate appraiser.
- Ask your real estate agent who the thorough inspectors are. Realtors usually know which home inspectors are more or less qualified.
- Do not hire a home inspector that insists that you sign a waiver of liability. If he is not confident he can deliver a reliable report, he may have told you everything you need to know.
- Go online and check for testimonials. Then read what others say about us.
